How difficult is Mt Annan?

Looking for an Easter Tuesday Family outing and was interested in heading to Mt. Annan Botanic Gardens. However, I'd like to know how easy the green route is? My 3 year old is a maniac on his BMX and is putting in some decent k's (10+ on bike paths) at the moment, not to mention spending every other second jumping off gutters and rolling down other people's terraced gardens so I wonder if he is up to the challenge?
Are there many/any tech sections?
Is it fairly smooth?
How are the hills?
etc.

Meeting Point: 

Staples Lookout, Woy Woy Road. At the top of Kariong Hill, turn off the Central Coast Highway (formerly Pacific Highway) onto Woy Woy Road. Continue for about 5km until you come to Staples Lookout carpark on the LEFT. It is well sign posted with an information sign before the carpark: SCENIC LOOKOUT 300m. Park here.

Great ride for Newbies (I'll be bringing a few novice riders from my soccer team) or anyone just wanting to get the legs moving. These are mostly fire-trails and access trails, with very little technical riding but challenging hills without being impossible. Much of the track has been graded recently so it is quite fast in sections. Very similar terrain to The Oaks. If you find it too easy, just ride faster!
