Green/Open Perimeter via Nerang is ok just a couple of smallish puddles. Long is fine some sandy bits but even got up the pinch today. Start of Duckholes from Fire station is a rutted out mess - watch your line as that section has changed and will bite. All dry from there and Centre also good
